Find the leak before it costs you more
If you are topping off your pool every few days, watching your water bill climb, or adding chemicals faster than usual, your pool may be leaking. In Cape Coral, where tens of thousands of homes have a screened pool out back, a slow leak is one of the most common pool problems homeowners face, and one of the easiest to ignore until it gets expensive.
A leak that drops your water level a quarter inch a day can waste thousands of gallons a month. Worse, water escaping under the deck washes out the sandy fill underneath, which can lead to sinking pavers, cracked decking and, near a seawall, soil erosion that nobody wants. Catching it early keeps a small repair small.
Pool leak detection is a specialty. It is different from weekly pool service and different from general plumbing. A leak specialist pressure-tests each line that runs to and from your pool, dye-tests the light, skimmer, returns, steps and any visible cracks, and uses listening equipment to pinpoint leaks under the deck. The point is to find the exact spot, so the repair is targeted instead of guesswork.
Cape Coral pools come with their own quirks. The city sits on sandy soil with a high water table, so pools should never be fully drained to look for a leak; groundwater pressure can lift the shell. Many homes sit on canals with seawalls, and ground movement near the water stresses plumbing and fittings. Older pools in the SE and SW Cape often have original lights and skimmers that wear out, while newer construction in the NW and NE Cape can still have plumbing joints that settle in the first few years. And after hurricanes like Ian in 2022, plenty of pools developed small cracks and fitting leaks that only show up months later.
When you call the number on this page, you are connected with an independent, licensed and insured local leak specialist who serves Cape Coral and the surrounding area. Tell them how much water you are losing, whether it changes with the pump on or off, and anything you have noticed around the deck or equipment. Most homeowners get a visit scheduled within a few days, and many leaks are found and repaired in the same trip.
We serve the whole city, from Cape Harbour and the Yacht Club area to Pelican, Tarpon Point, Burnt Store and the newer neighborhoods in the north Cape, along with Fort Myers, North Fort Myers and Lehigh Acres.

Our Services
Every leak is different. These are the most common places a Cape Coral pool loses water, and what the specialist we connect you with will check.

Pool Leak Detection
A specialist pressure-tests each plumbing line, dye-tests fittings, lights and cracks, and uses listening equipment to pinpoint where the water is going. The goal is to find the leak without tearing up your deck to go looking for it. Most homes get a clear answer in a single visit, along with a written explanation of what was found and what the repair involves.

Underground Plumbing Leaks
Return, suction and main drain lines run under your pool deck, and Cape Coral's sandy soil shifts enough over the years to crack fittings and joints. If you lose more water with the pump running, or see wet spots and sinking pavers, a buried line is a likely suspect. Pressure testing tells you which line is leaking and roughly where, so only a small section of deck needs to come up.

Pool Light Leaks
The light niche is one of the most common leak points in older pools. Water escapes through the conduit behind the fixture or around a cracked niche. If your water level stops dropping right at the light, that is a strong clue. Repairs usually mean sealing the conduit and niche, often without draining the pool.

Skimmer Leaks
Skimmers sit where the pool shell meets the deck, so they take the brunt of ground movement and Florida's heat cycles. A crack or separation at the skimmer throat lets water seep out whenever the level is above it. A specialist can confirm it with dye and seal or rebuild the skimmer as needed.

Cracks, Tile & Main Drain Leaks
Shell cracks, loose tile at the waterline, and worn main drain fittings all let water out slowly. Storms, settling and age make these more common, especially in pools near seawalls. Small cracks can often be repaired underwater; larger structural work needs a licensed pool contractor.

Spa & Hot Tub Leaks
Attached spas add more plumbing, jets and a spillover edge, so they add more places for water to escape. If the spa drains into the pool overnight or the jets lose pressure, a leak specialist can test the spa lines separately from the pool lines.

Is my pool leaking or just evaporating?
In a hot Southwest Florida summer, an uncovered pool can lose up to about two inches a week to evaporation, roughly a quarter inch a day. To check for a leak, do the bucket test: set a bucket of pool water on the pool step so the water inside matches the pool level, mark both levels, turn off any auto-fill, and compare after 24 hours. If the pool drops noticeably more than the bucket, you likely have a leak. Repeat with the pump off. Losing more with the pump running points to the pressure-side plumbing; losing more with it off points to the suction side or the shell.
How much does pool leak detection cost in Cape Coral?
A residential leak detection visit commonly runs a few hundred dollars, depending on pool size, an attached spa, and how many lines need testing. Simple repairs like sealing a light conduit or a skimmer crack are often done during the visit; plumbing or structural repairs are quoted separately once the leak is found. Ask whether the detection fee is credited toward the repair, and get a written estimate before work begins.
Does homeowners insurance cover a pool leak?
It depends on your policy. Sudden, accidental damage, such as a storm-damaged pool or a sudden pipe break, is sometimes covered, while slow leaks from age, wear or settling usually are not. After a storm, photograph the pool, deck and equipment and get a written leak detection report; your insurer will ask for both. (General information, not insurance advice.)
Should I drain my pool to find the leak?

No. Cape Coral has a high water table, and draining an in-ground pool can let groundwater pressure lift or crack the shell. Leak detection is done with the pool full.
